Planning & Development Services
The Planning and Development Services Department provides professional and technical advice to City Council on the management of growth and change in the City with an emphasis on land use and built form.
Planning coordinates the approval process for development proposals, and coordinates public consultation on planning related matters. Planning provides information services to the public such as demographics, zoning, and other policies and regulations affecting properties throughout the City.
In addition to research and preparation of planning policies, Planning handles on-going development activities related to land development proposals within the city. Planning processes and analyzes the following application processes:
- OCP Bylaw Amendments
- Zoning Bylaw Amendments
- Development Permit and Amendments
- Development Variance Permits
- Subdivision and Strata Approvals
- Land Use Contract Amendment or Discharge
- Temporary Commercial/Industrial Use Permits
- Tree Management Permits
- Sign Permits
- Board of Variance Applications
Planning also assists the Board of Variance and the Advisory Design Panel.
Planning is also responsible for issuing tree management permits as per Bylaw No.1831, Tree Management Bylaw [PDF - 437 KB] and related minor development permits. In order to determine whether you need a tree management permit, please refer to the Tree Management Bylaw. This Bylaw only applies to certain lands within the City and will help you to determine whether your property is affected.
